MBP provided construction and acceptance phase commissioning services for the HVAC, lighting, domestic hot water, and geothermal systems at a new 35,000-square-foot recreation and environmental center. Our services included developing the commissioning plan, conducting site observations, verifying pre-functional checklists, administering functional performance tests, coordinating and reviewing O&M staff training, and providing the final commissioning record. Systems commissioned included air handling units, fan coil units, water-cooled chiller/heater unit, lighting controls, and the electrical system, including interlocks with fire alarm/fire protection systems. The project achieved LEED certification.

Throughout construction and acceptance, MBP identified and resolved over 130 issues that significantly enhanced system performance, energy efficiency, and occupant comfort. Our team addressed 82 construction-phase issues—many corrected before acceptance—that improved air and water balance, optimized system controls, and ensured maintenance accessibility. TAB verification resolved an additional 28 balancing issues, resulting in airflow and exhaust systems performing within design specifications. Functional performance testing identified 29 critical corrections, including HVAC control sequencing and sensor placement improvements. These efforts contributed to measurable energy savings and improved building operation, helping the facility achieve a 67% reduction in natural gas usage during peak months and delivering an estimated $35,000 in total utility bill savings in the first year, with a return on investment of just 2.2 years.
