MBP provided fundamental commissioning services in support of LEED Silver certification for the new 17,200-square-foot community facility. Our team led and managed the commissioning process through the design, construction, and acceptance phases. Services included developing the commissioning plan, monitoring system installations, verifying the air balance of 10% of grilles and diffusers, and providing recommendations for system acceptance.
During commissioning, MBP identified potential issues with the return air grilles in the gymnasium, which were originally located 16 feet above the finished floor. This configuration risked warm air stratification and reduced occupant comfort. Based on our recommendation, the design team added a low return grille to ensure better air circulation. MBP also flagged several inaccessible air balancing dampers and plumbing valves above hard ceilings. We recommended relocating them over lay-in ceilings or adding access panels, which was resolved during design.
The project involved the complete demolition of the existing facility and construction of a new gymnasium, dividable multi-purpose room, fitness area, office space, kitchen, restrooms, and storage. Additional features included a pre-engineered metal gymnasium structure, steel-framed community spaces, parking, an outdoor basketball court, a playground, and supporting utilities.
