MBP provided commissioning services throughout the design, construction, acceptance, and warranty phases of this project. The scope included HVAC systems (chilled/heating water systems, air handling units, energy recovery units, VAVs, fan coil units, kitchen exhaust, and DDC controls), electrical systems (emergency power, distribution, lighting controls), plumbing systems (domestic water heaters, pumps), utility metering, and building envelope commissioning (foundation, walls, windows, roofs). The project achieved LEED Gold certification, earning all six LEED commissioning credits.
The 200,000-gross-square-foot, four-story facility with two levels of underground parking provides fully accredited healthcare services, including general medicine, counseling, health promotion, and disability support. Specialized spaces include exam rooms, labs, counseling areas, a teaching kitchen, a pharmacy, a contemplative lounge, and shell space for future expansion.
MBP identified 285 design-phase and 202 construction-phase issues. Key resolutions included implementing a filter maintenance plan, cleaning air handling units to improve air quality, and adding access doors to ensure the maintainability of fan coil and VAV units. MBP worked with our SWaM partner to deliver comprehensive building envelope commissioning, from design reviews to on-site testing.
