MBP provided fundamental and enhanced commissioning services during the design, construction, and acceptance phases of this project. Our comprehensive Cx scope included developing the Owner’s Project Requirements (OPR), commissioning plan, and specifications; conducting design and submittal reviews; facilitating Cx meetings and site observations; preparing Pre-Functional Checklists (PFCs) and Functional Performance Tests (FPTs); verifying the Testing, Adjusting, and Balancing (TAB) report; directing and documenting FPTs; managing the issue log; conducting the 10-month warranty review; providing LEED consulting; producing the final commissioning report; and developing a project systems manual.

During design, MBP collaborated with the project team to address several controls system issues, including clarifying sensor locations, adding missing devices, and confirming required BAS data points. Resolving these issues early reduced RFIs, minimized potential change orders, and helped avoid project delays. Early in construction, MBP worked closely with the owner, design team, and contractors to ensure coordination drawings were developed and reviewed before installation. This proactive step identified potential conflicts in advance, reduced rework, and supported an efficient construction process.

The project involved renovating approximately 122,000 square feet of space to support the Schools of Pharmacy and Dental Medicine, including classrooms, offices, and laboratories on floors 5 through 12. The renovated facility achieved LEED Platinum Certification.
