MBP provided comprehensive commissioning services throughout the design, construction, and post-acceptance phases of the Carmichael Auditorium/Gymnasium renovation. Services were performed in accordance with the State Construction Office Manual, ASHRAE Guidelines, and Building Commissioning Association standards.

The project involved renovating the existing Carmichael complex, originally built in 1961. The scope included demolishing the east wing and replacing it with an 82,800-square-foot addition. Additional improvements included installing a new sprinkler system and replacing alarm systems throughout the entire complex. The project also consolidated access into a single controlled entry point, enhanced accessibility to the gymnasium’s second floor, and added recreation and fitness areas, specialized activity spaces, classrooms/multipurpose rooms, offices, and a functional training area.

During the 95% construction document review, MBP identified that an exhaust duct riser was not enclosed in a required 2-hour fire-rated shaft. In response, the design team incorporated the shaft enclosure and added fire/smoke dampers at each shaft penetration in the 100% construction documents. Addressing this issue before the documents were finalized helped prevent a potential change order and ensured compliance with NC Building Code Section 708.4.
