Loudoun County Public Schools, Discovery Elementary School

MBP provided design and construction phase commissioning services for Loudoun County’s new 105,951-square-foot elementary school. Services included design reviews at key milestones (35%, 65%, 95%, and 100%), development of commissioning specifications, and coordination with the architect, engineers, and owner to ensure the project met the owner’s requirements.
During construction, MBP reviewed submittals, coordinated commissioning activities, conducted site observations, and witnessed functional testing of all commissioned systems. These included HVAC, domestic hot water, electrical power and emergency power distribution, lighting controls, fire alarm, intercom, audio-visual, master clock, and security systems.
The two-story prototype school features a four-pipe central plant with high-efficiency chillers and boilers, central station air handlers with heat recovery, rooftop packaged units, and a mix of variable and constant volume air distribution systems. While not LEED certified, the project met LEED Silver commissioning requirements.
