MBP provided commissioning services throughout the construction, acceptance, and occupancy phases for Loudoun County Public Schools’ new 315,000-square-foot high-performance STEM high school. The project included classrooms, labs, administrative spaces, dining areas, an auditorium, and specialized training areas for medical, veterinary, and trade programs. While not pursuing LEED certification, commissioning followed ASHRAE guidelines and LEED Fundamental and Enhanced principles. Systems commissioned included mechanical (boilers, chillers, air handling units), building automation, domestic hot water, electrical distribution, lab safety systems, low-voltage (intercom, A/V, security), and lighting controls.

During construction, MBP identified missing controls on the domestic hot water system due to value engineering omissions. MBP facilitated coordination between the engineer and contractor to ensure the installation of time clocks, aquastats, and building automation system interfaces before occupancy. In the warranty phase, MBP discovered space temperature issues on the second floor. Investigation revealed two sections of a cooling coil were valved off, and sensors were incorrectly placed. MBP worked with the contractor to resolve the deficiencies, restoring proper system performance and occupant comfort.
