MBP provided independent third-party commissioning and certified energy management (CEM) services for LabCorp’s three-phase expansion and renovation of its 233,000-square-foot laboratory facility. The project included a 30,600-square-foot addition, 110,000 square feet of renovations, and a prefabricated central energy plant penthouse. Our commissioning scope covered HVAC systems—including a new central chilled and heating water plant, 30 packaged air handling units, and laboratory air distribution and pressurization control—as well as electrical, plumbing, and building automation systems. We also verified emergency power, lighting controls, security, and fire alarm integration.

As part of our CEM services, MBP reviewed the design for energy-saving opportunities and developed a measurement and verification (M&V) plan to track energy performance. By working with LabCorp and the utility provider, we consolidated six electric meters into a single account, lowering utility rates and saving over $70,000 annually. During functional testing, MBP identified a critical issue with the boiler sequencing that could have compromised heating throughout the lab facility. Our team worked with the contractor to resolve the problem before occupancy, preventing potential risks to lab operations and specimen integrity.
